Prospects use the internet to screen builders. If a prospect likes what they see, they usually will visit a model home.
One of the first questions a client asks is ‘What is Standard?’ They ask this because most builders have a base home price with their standards and then show a model home that is upgraded.
In 2003, I decided to make a substantial change. I was tired of prospects being upset. They felt a bit of a bait and switch. We would advertise a base home price. They would visit our model showing upgrades. They would be frustrated because they came out to see us based on the advertised price then felt a sense of shock when we would give them the model home price.
I decided to upgrade our standards as compared to our peers and then outfit our model homes with what we do standard. What we show and advertise is what we do standard. It has made a significant difference for all involved.
We make adjustments to our standards once a year.
This year’s improvements on our standards include solar, superior ventilation (heat recovery ventilator) with high capture MERV-16 filters, a neat system from Moen that protects you from water leaks call Flo by Moen, a terrific way to tighten up the home for air leakage from a company called Aerobarrier and enhanced flooring choices.
