Service is the Difference!

That’s been our motto for 40 years—and we mean it!

A lot has changed in real estate since Clark County Title opened its doors: computers have replaced typewriters and paper catalogs of Realtor listings; the length of Purchase and Sale Agreements have gone from 2 pages to 50+. One thing that hasn’t changed is our commitment to provide excellent service to our customers. We do our best to make sure that each person we interact with has the best experience possible.

Let’s talk more about recent changes: median home prices, and the percentage of homes for sale below $500,000.

Median prices have gone from $229,700 in 2013 to $446,900 in the first quarter of this year. Even since the first quarter of 2020, prices have gone up 18% from  $378,300 to $446,900. The percentage of homes for sale below $500,000 is only 50%! If you’re house shopping with $250,000 as your top price, know that only 9% of homes are at that price.

One thing that has remained fairly constant is the number of sales of existing homes (not new construction) in each of the last 7 years. Since 2014, the highest number of sales was 8,160 (in 2016) and the lowest was 6,410 (in 2014). Last year, 7,450 existing homes were sold. New construction has filled some of the gap in meeting a huge demand for housing, adding (along with multi-family units) a total of 20,000 units of housing in Clark County since 2015. All of these figures are from the Washington Center for Real Estate Research.
