Merry Christmas and Happy Holidays!

Last year at this time, I predicted that the end of the Covid pandemic and low interest rates would combine to create a 2021 real estate market even better than 2020. I was right about the great real estate market, and no so right about the end of the pandemic.

This year, my prediction is still optimistic, but I’m not willing to say that 2022 will exceed 2021. Interest rates are expected to rise a little to combat inflation and, unless the pattern of economic cycles is forever broken, one can expect cooler periods to alternate with the hot market of the past 10 years. The main drivers of the real estate market will continue to be interest rates and supply/demand.

Just as in 2020, the market in 2021 was held back only by a lack of sellers. Because demand is expected to stay high, barring higher than expected interest rate hikes, values will continue to increase in 2022 and the number of buyers will continue to exceed the number of homes on the market.

All of this bodes well for Clark County real estate. An investment in local real estate is expected to hold its value. We’re fortunate that many people value our quality of life and community amenities; this county still draws people in the same way it has since Fort Vancouver was founded.
