A Few Things to Consider If You’re Planning to Sell Your Home This Summer

The current real estate market is changing.  We are at the height of the spring season. People who wanted to sell their house before the school year gets out either have their home on the market, have a sale pending or have already sold their home. As we enter the summer selling season, there are a few things to consider if you are planning to sell your home.

First, buyers have a lot of options in Clark County. New construction neighborhoods are all over the county making it difficult for existing home sales to compete unless they are competitively priced or offering something unique. So, when listing your home, make sure you do your homework.

Second, find a good REALTOR®. Not all Realtors are created equal. Find one who you feel fits your personality and your expectations. Everyone seems to know a Realtor, but make sure you take the time to find someone you want to represent you in your real estate transaction.

Third, move out…mostly. Most new construction neighborhoods have a model home staged with designer furniture, few things on the wall and no clutter. Less is often more when it comes to showing your house. People want to be able walk through a home for sale and picture themselves there. If a home is cluttered and over decorated, buyers just tend to see the “stuff” rather than the home itself.

Lastly, price it correctly. Most sellers want more for their home than it is worth. Sellers look at their homes and see memories, but buyers do not put the same value to those memories. Let your Realtor look at current, comparable homes. The market is different than it was last year and even a little slower than it was a couple months ago.
