How Does a Title Company Add Value?

You’ve looked at 30 houses, asking about schools and property taxes, trying to overlook the paint colors to imagine your furniture in the living room. Suddenly, it hits you: “This is the one!” You might think your home buying adventure is over, but it’s really just started: time to sign an offer, hope that it gets accepted, inspect the home, clear the financing hurdle, and actually buy it.

That’s where we come in. Once the Purchase and Sale Agreement is signed, we perform a title search to make sure that any loans, liens or judgments get paid off, draw up the documents to transfer title to you, and do the math so that you know exactly how much money is needed to buy the home. That’s the role of the title company, and you should expect any title company to be able to perform these tasks competently—that’s the bare minimum necessary to do title and escrow.

Exceeding that expectation–doing more than expected—has been the key to the success of Clark County Title since 1980. While someone might think that we’re just one of the expenses to be paid when buying or selling real estate; we actually add value to the transaction and to our customers. How? As a lawyer for over 30 years, I’m in a position unique among local title companies to assist Buyers and Sellers (and their Realtors, lenders, and attorneys) to get transactions closed. When easements, road maintenance agreements, boundary line adjustments, or deed restrictions get in the way, we can help get a wobbly deal across the finish line. When there’s a divorce, death, or other complication, we can help. We have a Builder/Developer Department to assist anyone who is creating a short plat or subdivision. Our title research staff works out of our downtown location, not out of state or overseas.

Clark County Title is ready to team with you and your Realtor and lender to accomplish your real estate goals in 2019. Please call our friendly, professional staff if we can assist you.
