How long have you worked in Real Estate?
I have been a full time REALTOR since 2006. I have enjoyed helping people buy and sell real estate for over 9 years now. I joined Keller Williams on February 14, 2006 and it was my best Valentine’s day ever!

What is your specialty?
60% of my business comes from working with buyers and 40% of my business comes from working with sellers. I am a first time home buyer specialist, as I really enjoy explaining the home buying process in detail and ensure my clients fully understand the process. I also enjoy the home listing/selling process, as my strategy has enabled me to get my listings sold within the past 24 months, on average in 18 days or less with a list price to sale price ratio of 99.54%.

What is one tip you have for someone looking to buy or sell a home?
Make sure you shop a few lenders before you begin the home buying process and get 100% approved. Most buyers don’t know that they can do so without any impact on their credit score for 30 days after the first credit pull. When selling a home, make sure it is super clean, staged and feels fresh and new. Painting the interior & exterior trim can really do wonders for most homes. Condition is the one aspect of the sales process a home seller can control and buyers in 2015 don’t want to do any repairs, they will simply move on to a home in better condition and make their purchase. Condition is key to selling your home for Top Dollar!

What is the most unusual thing you’ve encountered while working in real estate?
I’ve been attacked by a few dogs before, nothing serious, as I love dogs. I’ve had cats enter a house while showing and didn’t know if they belonged to the home or not, so I had to safely remove the kitty while it was hissing and scratching at me. I’ve shown homes with my buyers to find someone in the home sound asleep snoring in bed or we hear the shower going, even after I set the appointment. Sometimes people just forget. When strange things happen, I just leave my business card and exit the home.

What is the most challenging/gratifying aspect of what you do?
I really enjoy knowing that my clients are happy after the closing and that I negotiated the absolute BEST deal for them! Every deal has its challenges, as no two deals are alike.

What do you see in the future for real estate sales/prices?
We are close to being back on track as if the fall of 2008 never happened, however we still have some room to grow according to NAR. In Clark County, we have approximately 3% short sale and 3% bank owned as active total inventory for sale, so 94% of our local market is considered “Normal.” Values have bounced back, and our projected growth moving forward should be approximately 4% per year in appreciation. The national projections that have been tracked since the late 80’s show that we are nearing the end of the bounce-back effect on home prices and are moving back to long-term growth plan.

What do you enjoy doing when you are not working? Hobbies, volunteering, family, fun?
I am a family man, and have been married over 17 years. I am blessed with a beautiful Daughter, Son and my little Cavalier King Charles Spaniel named Oliver. I enjoy going on trips with my family, and spending time with them. I attend Comicon in Portland every year with my Son. I love camping, hiking, rafting, the beach and going to movies. I have been participating in Cub Scouts/Boy Scouts with my Son since he was in 1[st] grade. In 2012 my Son and I hiked over 85 miles, 19,000 cumulative elevation over 10 days at Boy Scout Mecca at Philmont Scout Ranch, NM. He was our Philmont patrol leader and last year my Son also earned the rank of Eagle Scout!

What do you like about living in this area?
I love that I get to raise my family in this beautiful area of the world. With the green trees, deep forests, and Columbia River Gorge…it’s incredible. I love that we are just a few hours from the beach or mountain. People are friendly and there is so much to do both here and across the river in Portland. We really do get to enjoy the best of everything here.

We share all our training and systems info with one another, so we don’t have to reinvent the wheel, so it’s a great place to begin and keep your career in Real Estate. I have enjoyed much success due to the skills I continuously improve upon with a constant flow of knowledge. I had my best year ever in real estate last year with 53 homes SOLD and over 12M in volume. I just found out that I ranked #15 for closed units, for single broker production, out of all KW Brokers/Agents in AK, ID, OR & WA. I love working hard for good people!
