The Sun is Shining On Clark County Real Estate

We’re exactly one week into Daylight Saving Time, which traditionally marks an uptick in real estate activity. Winter is easing, the sun is shining more than it did a month ago, and the extra hour at the end of the day leaves more time for daylight house shopping.

Today’s local real estate market is hot! Interest rates remain low, demand for housing outpaces supply, and recent tax changes regarding the deductibility of Oregon income tax should cause our neighbors to the South to (gasp!) cross the Columbia River to find out what Clark County looks like. The growth of Seattle and the San Francisco Bay Area are motivating some to find a lesscrowded and less-expensive place to live. For many, the Vancouver side of the Portland Metro area, with an international airport, beaches, and mountains all nearby, is a newfound treasure.

As I’ve said before in this column, when the market is this tight, you need professional Realtors and lenders assisting you to make sure you are valuing real estate correctly. If you’re a buyer, you want to be ready to make a competitive offer when you find the right property. Both buyers and sellers benefit from  knowledgeable professionals who have their fingers on the pulse of the market and know the tricks and traps. How long can this hot market last? The Clark County Association of Realtors recently hosted a Vancouver appearance by Elliot Eisenberg, PhD, a nationally acclaimed economist. His many graphs all pointed to continuing strength in the local and national real estate market. Low unemployment, the strength of the economy generally, and the geographic advantages of the Pacific Northwest all point toward a great short-term (18-24 months) outlook.
