Home Prices Continue To Rise

The median home price of Clark County homes in the second quarter of this year was $339,200, according to the Washington Center of Real Estate Research. That’s an increase of 15.6% compared to a year before. The Center does not report average price, but estimates that figure to be 15-20% higher still, or over $400,000! What does this mean to buyers and sellers, Realtors and lenders? Quite a bit.

Rising home values can cause once-reluctant sellers to list their home for sale. Move up buyers can get top-dollar for their existing home. A lack of supply means homes priced correctly are certain to attract attention from buyers. Buyers better have their financing ready and not wait when they find their dream home, as there are other buyers waiting in the driveway to look at it! Affordability is the downside, with a shortage of supply driving up prices and leaving Clark County ranked 30[th] among the state’s 39 counties in the comparison of incomes versus home prices. It’s hard, and getting harder, for first-time homebuyers to buy a home in Clark County.

Planning for growth and allowing for responsible, smart growth, will be the key to maintaining the quality of life that drew us to this area in the first place.
